<p>St. Louis-based Midas Hospitality will build a Residence Inn by Marriott on the southeast corner of Rt. 161 and Frantz Road in Dublin.</p>
<p>The $13 million hotel will include 100 suites, an indoor pool and about 500 square feet of meeting space.</p>
<p>“The Dublin market is very robust,” said Kurt Furlong, a principal of Midas, which also owns the Staybridge Suites on Emerald Parkway.</p>
<p> “Our Staybridge is running at about a 74 percent occupancy,” he said. “That tells you that, many times a year, the Dublin market is undersupplied with hotel rooms, let alone high-quality hotel rooms.</p>
<p>“We see the demand growing.”</p>
<p>Furlong said construction will start in the third quarter of this year and take about a year to complete.</p>
<p>Staybridge is part of the InterContinental Hotels Group.</p>

<p>The Sintel Group has a different strategy and will build a Staybridge Suites at 3125 Olentangy River Rd., near Ohio State University and Riverside Methodist Hospital.</p>
<p>The group also owns the Holiday Inn near that site, plus three other area hotels, two of them close to Port Columbus.</p>
<p>“We’re moving away from the suburbs,” said Manav Singh, the group’s director of sales and acquisitions.</p>
<p>“We want to stay in the center of cities, near a university, or an airport, something that’s bringing a lot of people in.”</p>
<p>The new hotel will cost $10 million to $12.5 million, Singh said. It will be eight stories and have 80 standard suites and 15 larger suites. The top floor will be a glass-enclosed meeting space.</p>
<p>Construction is expected to start in the fall and take about a year.</p>
<h2>More jobs</h2>
<p>The construction-job news is good nationally, not as good in Ohio, but a little better in Columbus, according to the Associated General Contractors of America.</p>
<p>U.S. construction employment hit a three-year high in February, as 48,000 jobs were added and the unemployment rate in the sector dropped to 15.7 percent.</p>
<p>Construction employs 5.8 million people.</p>
<p>“The job gains are coming from every part of the construction industry, and while the sector’s unemployment rate remains stubbornly high, it is headed in the right direction,” said Ken Simonson, AGC’s chief economist.</p>
<p>The housing market has improved, he said, adding “there will likely be strong growth in power and energy-related projects, manufacturing and distribution facilities, and private college construction.”</p>
<p>In Ohio, construction employment dropped 2.8 percent in January. Employment remained steady in Columbus at 26,900 workers.</p>
<p>That sounds about right to Robert White Jr., president of Daimler, a local real-estate development and construction-management company that remained busy throughout the recession.</p>
<p>“The number of large-scale projects is diminishing. The casino is done, the Downtown Hilton is done, Nationwide Children’s (Hospital) is done,” he said.</p>
<p>However, the number of smaller projects seems to be inching upward to take up the slack.</p>
<p>“The interest-rate environment remains favorable,” White said. “And the health-care world continues to spend, and government continues to spend, and there’s been an apartment boom the past 18 months that seems to be continuing.”</p>
<p>Daimler has several projects in the works.</p>
<p>It has started construction of the city’s John Maloney Health and Wellness Center on Parsons Avenue.</p>
<p>Daimler is in the final construction stages on a 50,000-square-foot call center on W. Campus Road in New Albany.</p>
<p>“We developed this on spec, with no tenants in place,” White said of the joint $6.5 million project with the New Albany Co. “But we’ve successfully leased the entire building to Iqor,” a data-science, customer-service company with headquarters in New York City.</p>
<p>Daimler is also building the 52,000-square-foot Healthy New Albany wellness center and a 26,000-square-foot office building also in the center of New Albany.</p>
<p>The $12.5 million Healthy New Albany project is a partnership of the city, Ohio State University’s Wexner Medical Center and Integrated Wellness Partners.</p>
<p>The new office building will cost about $6 million, and it will include a restaurant and retail tenants on the first floor.</p>

<p>Breaking ground in September, 2012 the Candlewood Suites – Greenville is on schedule to open their doors in September of this year. The new Candlewood Suites will be part of the master planned community known as Verdae, centrally located to the I-85 and I-385 interstates exits off of Woodruff Road.
